Miami-Dade Breaks Its Annual Record for $30 Million-Plus Home Sales in Just Nine Months
With a full quarter still to go, Miami-Dade has already logged more $30 million-and-up sales than in any previous year.
Miami-Dade recorded 24 home sales of $30 million or more through September 2026, beating the full-year 2025 total of 21 by 14.3%, according to MIAMI REALTORS® + RWorld. At the current pace the county could reach about 32 such sales by year-end. Overall, September home sales dipped 2%, while dollar volume rose 15.4% to $1.8 billion.

- 21$30M+ sales in all of 2025
- ~32Projected 2026 total
- $1.8BSeptember dollar volume, up 15.4%
Miami's trophy market set another record, and it did it early. MIAMI REALTORS® + RWorld reported on October 16, 2026 that Miami-Dade recorded 24 home sales of $30 million or more through September. That beats the 21 recorded in all of 2025 by 14.3%, with three months still left in the year.
At the current pace, the association projects about 32 sales at $30 million and up by the end of 2026.
How many $30 million homes sell in Miami?
Until recently, a $30 million sale in Miami-Dade was a headline on its own. In 2026 it is happening, on average, more than twice a month. The count includes both single-family homes and condos, from waterfront estates on the bay islands to full-floor oceanfront penthouses.
This follows the county's run of $10 million-plus sales, which was already on pace for a record by August, as I wrote here. South Florida now averages about one $10 million sale per day.
A record on Miami Beach's Hibiscus Island in August, a $51.5 million waterfront estate, is one example of the deals behind these numbers.
The rest of the market in September
The bigger picture is steadier and, in places, softer. Here are the September figures from the same report:
- Total sales: 1,733, down 2% from a year earlier.
- Single-family: 824 sales, down 4.7%; median price $692,000, up 4.1%.
- Condos: 909 sales, roughly flat to slightly up; median price $417,090, down 0.7%.
- Dollar volume: $1.8 billion, up 15.4%, driven by higher-priced sales.
- Inventory: 16,242 active listings, down 10.1%. Single-family homes had 5.1 months of supply; condos had 12.3 months.
- Cash: 38.3% of closed sales, including about half of condo sales.
- Mortgage rates: the 30-year fixed averaged 7.46% as of October 13, up nearly 0.6 points since September 1.
Association chairman Alfredo Pujol pointed out that buyers still have options starting around $400,000, where condo sales are up about 15% from last year. Chief economist Gay Cororaton said higher rates are hurting many homebuyers while upper-end buyers stay active, a trend she expects to continue into next year.
Fewer homes are selling, but they are selling for more. That is what a cash-led luxury market looks like when rates rise.
What it means for Miami real estate
For owners of trophy properties
There has never been a deeper pool of $30 million buyers in Miami-Dade. If you own a rare waterfront estate or a top-floor oceanfront residence, the comparable sales now support pricing that would have looked aggressive two years ago.
For buyers
At the very top, competition for the best properties is real. Below it, rising rates have given buyers more room, especially in condos, where there is more than a year of supply.
For investors
No one can promise appreciation. The record shows sustained wealth moving into Miami, but it is a narrow slice of the market, and the mid-market remains sensitive to interest rates.
