The Rise of Edgewater: A New Era of Luxury Living in Miami

One Thousand Group, led by Louis Birdman, Kevin Venger, and Michael Konig, has acquired a 1.6-acre development site in Miami's Edgewater neighborhood for $53 million. This marks the group's third project in the rapidly evolving area.
The assemblage, located at 3601 Biscayne Boulevard and 345 and 409 NE 36th Street, is slated to become "Tower 36," a mixed-use project featuring a branded condo tower, a private members' club, F&B concepts, wellness amenities, commercial and retail space, and a rooftop helipad and lounge. Renowned architectural firm KPF Architects has been tapped to design the project.
Strategic Location & Development Plans
The former gas station site, situated near the Miami Design District and the I-195 ramp, was sold by Sunshine Dade Investments, led by Sunshine Gasoline Distributors' Maximo Alvarez. Apex Capital Realty's Michael Hinton brokered the sale of the smaller parcels on 36th Street. Cirrus Real Estate Partners provided financing for the acquisition.
Tower 36 will offer a unique blend of luxury living and exclusive amenities, echoing the success of One Thousand Museum, the Zaha Hadid-designed masterpiece developed by One Thousand Group in downtown Miami. The group is also co-developing Villa Miami, a Major Food Group-branded condo tower in Edgewater, with David Martin's Terra.
Edgewater's Transformation into a Real Estate Hub
Edgewater, once known for its single-family homes and low-rise apartments, is experiencing a surge in residential development. Numerous projects are currently underway or in the planning stages, reflecting the increasing demand for luxury living in this prime Miami location.
